Cracked, shrunken, or missing seals leave an open invitation for cold air, rainwater, and unwanted critters. A proper seal replacement closes those gaps and gives your garage back its protection.
Rubber seals absorb a lot of punishment: constant sun exposure dries and splits the material, while the bottom edge grinds against the driveway with every open and close. Once a seal gives out, it stops doing its job — and drafts, moisture, dust, and small pests start finding their way inside.
The bottom seal, sometimes called the astragal, wears out first because it scrapes against the ground with every cycle and takes the brunt of the weather. Side and top seals hold up longer, but sun exposure eventually dries and cracks them too, especially on doors that face direct sunlight for much of the day.
We inspect every seal on the door, not only the section that looks the most damaged — because a fresh bottom seal paired with cracked side seals will still leave gaps letting in drafts. Getting the right profile for your door's track matters as well, since bottom seal shapes differ from one manufacturer to the next.
Whether your garage is used purely for storage, doubles as a workshop, or simply shelters a vehicle, a properly sealed door keeps the space noticeably more comfortable and cuts down on the water and debris that tends to collect on the floor after a storm.
There's no fixed schedule since sun exposure and daily use vary from door to door. The clearest signs it's time are visible cracking, gaps under the door, or a draft you can actually feel.
Yes — once the bottom seal cracks or pulls away from the ground, it opens a gap that insects and small rodents are quick to use as an entry point.
New seals cut down on drafts and moisture, which is especially noticeable if the garage doubles as a workspace. That said, it's not a replacement for full insulation if that's what you're really after.
